Will AI replace mortgage brokers?
Not the licensed adviser, but much of the processing is already automated. Mortgage brokering scores 37.5/100 on the AI Resistance Index (Commoditized): underwriting software, online applications and AI document checks handle more of each loan, while licensing, complex borrowers and referral relationships with real estate agents keep a broker in the deal.
Higher is safer. Scored on six structural dimensions, weighted as shown below.
How the score breaks down
Each dimension is rated 1 (AI holds every advantage) to 5 (strong structural protection). A rating's contribution is (rating − 1) ÷ 4 × weight, so a 1 contributes nothing and a 5 contributes the full weight.
| Dimension | Weight | Rating | Points |
|---|---|---|---|
| Automation Replaceability | 25% | 2 / 5 | 6.25 |
| Regulatory & Liability Friction | 20% | 3 / 5 | 10 |
| Human Judgment Density | 15% | 3 / 5 | 7.5 |
| Physical-World Coupling | 15% | 2 / 5 | 3.75 |
| Trust & Relationship Lock-In | 15% | 3 / 5 | 7.5 |
| AI Capital Intensity | 10% | 2 / 5 | 2.5 |
| Total | 100% | 37.5 |

Why each dimension scores the way it does
Rated 2, the weakest dimension. Collecting documents, verifying income and credit, comparing rates and running applications through underwriting are increasingly automated. BLS notes that most firms use underwriting software and that productivity-enhancing technology in loan processing is expected to slow job growth.
Rated 3, the strongest dimension. Mortgage loan originators must be licensed, which means prelicensing courses, a national exam, background and credit checks and annual renewal. Lending rules add compliance work. The licence protects the role but does not require a person at every step of a loan.
Rated 3. Matching an unusual borrower to the right lender and product, such as someone self-employed or with complex income, takes judgment. Standard loans for standard borrowers need very little, and those are most of the volume. Those standard files are where automated underwriting does the most.
Rated 2. The work is done mostly by phone, email and online application, with little that requires being in a particular place. Meeting clients and agents in person helps win business but is not essential to doing it. That makes the work easy to centralize and move online.
Rated 3. Brokers win business through real estate agents and past clients, and BLS notes that mortgage loan officers often build relationships with real estate companies for referrals. Borrowers who shop only on rate move easily to online lenders. Repeat business depends on staying in touch.
Rated 2. Online lending platforms and automated underwriting are well established, and the software is widely available to lenders of every size, so the cost of technology is not what keeps brokers in the process. Large lenders have already built the systems, and smaller brokers can license them.
Which tasks AI takes first
BLS describes the duties of mortgage loan officers, the closest category it covers. Sorted by how exposed each is to AI today:
Most exposed to AI
- Collecting and verifying financial documents
- Comparing rates and loan products
- Preparing and submitting applications
- Tracking loans through processing to closing
Most durable
- Advising borrowers with complex or unusual finances
- Building referral relationships with agents and builders
- Holding the licence and answering for compliance
- Rescuing deals that are at risk of falling through
The labor market today
| Median annual pay, loan officers (May 2025) | $76,690 |
| Jobs, loan officers (2025) | 283,000 |
| Projected growth, loan officers, 2025–35 | +1% |
| Openings per year, loan officers | ≈17,100 |
| Typical entry-level education | Bachelor's degree |
BLS has no separate category for mortgage brokers; the closest is Loan Officers, projected to grow 1% from 2025 to 2035, slower than average. BLS says the increased use of productivity-enhancing technology in loan processing is expected to slow employment growth.
Lending volume rises and falls with interest rates, but each loan needs less human processing than it used to. The score of 37.5 reflects how much of the work software already handles. Brokers who handle the files that software cannot, and who own the referral relationships, are the ones lenders and borrowers keep coming back to.
How to raise your resistance
- Own the hard files. Self-employed borrowers, unusual properties and complex income are where automated systems struggle and advice matters.
- Build your referral network. Relationships with agents, builders and financial advisers bring in business that rate-comparison websites do not.
- Let software do the processing. Use automated document and underwriting tools to handle more loans without adding staff.
- Advise, don't just process. Explaining options, costs and risks clearly is what borrowers value and can't get from an online form.

Will AI replace mortgage brokers?
Not entirely. Processing, document checks and rate comparison are increasingly automated, but licensed advice on complex loans and referral relationships hold up. Mortgage brokers score 37.5/100.
Is being a mortgage broker still a good career?
BLS projects 1% growth for loan officers from 2025 to 2035, with a median pay of $76,690 in May 2025 and about 17,100 openings a year. Brokers who specialize in complex borrowers and build referral networks are best placed.
What part of mortgage work is most exposed to AI?
Document collection, verification and application processing. BLS notes most firms already use underwriting software, which is why automation replaceability rates 2 of 5.
